communication throughout the entire process and will consistently update you on the status of your new
home. At Tim O’Brien Homes, we are committed to each and every homeowner individually and will
never view you as just a number – Guaranteed!


1) The Planning Process - Communication
With proper planning from the start, Tim O’Brien Homes believes that customers should clearly understand
what they are building, buying and paying for throughout the process with all the accompanying
excitement and none of the unwanted stress. This involves integrating the professional expertise of the builder,
trade partners, and design professionals to create a home of exceptional quality and value. At Tim O’Brien Homes,
we have an organized homebuilding process to prepare each customer for the next step. It eliminates
misunderstandings. Nothing gets overlooked. And you are happy, informed, and confident in your
decision to build with us.

customer has lifestyle needs requiring customized changes. At Tim O’Brien Homes, we will adapt our new
home designs for what you desire in your lifestyle.


3) The Homebuilding Process – Peace of Mind
Every Tim O’Brien home meets the strict Wisconsin ENERGY STAR® requirements and complies with
the Wisconsin Green Built Home™ program, providing assurances to our customers that they will live in the most
energy-efficient home, using sustainable materials in protecting our environment and ensuring a greater level
of comfort for you. Building Science details incorporated into the exterior design of a new Tim O’Brien Home
assure a high level of quality protecting your new home from the exterior elements while providing peace of mind
in the performance of your new home without sacrificing charm and curb appeal.

We provide three formal opportunities to meet with the person actually building your new home:

Pre-Construction Orientation:
• Review your specific building plans and selections for your new home. A
nswer any questions and outline the process before we    even start to dig your new home.

Pre-Drywall Orientation:
• Review the components and systems of your home that you will not see once the finishes
   are installed such as the plumbing and heating system, the insulation and air sealant
   process, the structural components and other quality building details that go into
   every Tim O’Brien Home.
• Highlight the standard quality and energy saving features that go into every Tim O’Brien Home
• Review your structural and mechanical selections that have been installed at this stage of construction

Pre-Closing Orientation:
• Review your completed, professionally cleaned home with your builder to ensure every
   quality standard has been met.
• Receive proper training on User Care and Maintenance of your new home.
• Answer any questions you have about your new home

4) The Customer Support Process
Once you move into your new Tim O’Brien Home, we will continue to support and nurture your experience
through our continuous passion for a high level of customer satisfaction. You will receive our semi-annual
customer newsletter, keeping you informed of important new home maintenance tips as well as information
on home improvement trends.

Our Customer Relations Team will meet with you 60 days after you move in to answer any questions
and to review any adjustments that may be required. Additionally, we will meet with you again just
prior to your one-year anniversary in your new home to address any settling- related items.

Peace of Mind
Every basement foundation comes with a 15-year, Dry Basement Guarantee. Each exterior wall surface has a
thick, waterproofing membrane applied and is then covered with insulation to ensure a dry, warm basement for
you and your family for many years of enjoyment.

Quality Control:
Every Tim O’Brien Home goes through a prescriptive review of the plans and building details as well as defining
the required performance expectations. Each house is then reviewed prior to installing the siding and the drywall
to ensure that all quality performance requirements are met.

Comfort:
The Heating and Ventilation system is designed to provide a high level of comfort in the home while ensuring that
conditioned air is distributed evenly throughout every room in the house. Each exhaust fan in your home is ventilated
directly to the exterior of the home, maintaining a higher level of indoor air quality.

Performance Testing:
Before you move into your new Tim O’Brien Home, a third party Wisconsin Energy Star® inspector conducts a number

of performance tests on the homes heating and ventilation system as well as tests on the exterior building envelope (walls,

ceilings, windows and doors) to ensure your new home performs above the industry standard for energy efficiency and

indoor air quality and comfort.
